Phoenix Housing Inventory

The number of homes listed for sale in metro Phoenix (red line) in July 2012 was 16,226, which was the lowest inventory of single family homes listed for sale in metro Phoenix for any month since September 2005.

Phoenix New Listings

The number of new listings hitting the Phoenix MLS in April was only 9,271, which is very low. The sharply higher median home price in metro Phoenix hasn?t increased the number of homes hitting the market? yet.

Phoenix Home Prices

The Phoenix median home price (green line) FELL $3,000 in June to $150,500 but it?s still over $34,000 (or 30%) above August 2011 ($116,050).

The new Yaris Hybrid: A quiet revolution in the B-Segment [Part 1 ...

Everyone knows that green is the new black. It should therefore come as no surprise that Brad, Angelina, Jennifer, George and Leonardo are amongst an ever-increasing list of A-listers who have opted to sashay down Rodeo Drive in hybrids. While some may balk at the idea of the Hollywood jet set flaunting their organic ?Free Trade? cotton T-shirts, there is no denying that the human race is heading towards an environmental meltdown unless some serious green-fingered intervention takes place.

Now we aren?t claiming to have found the cure for global warming, but there are three incontrovertible truths about Toyota?s Hybrid Synergy Drive? (HSD):

1. You will drastically cut down on your fuel consumption
2. You will radically reduce hazardous emissions (much lower particulate and nitrogen oxide emissions than a diesel, plus there?s no particulate filter to go wrong)
3. You will be helping to protect the environment.

The new Yaris HSD epitomises this ethos. Featuring a new powertrain that has been optimised for installation within the vehicle?s compact, extremely efficient packaging design it delivers without detriment to performance, passenger accommodation or loadspace. The downsized hybrid system combines a substantially re-engineered 1.5 litre petrol engine with a lighter, more compact electric motor, transaxle, inverter and battery pack. With low fuel consumption (average fuel consumption of just 3.8 l/100 km), low environmental impact, strong acceleration, great manoeuvrability and unique all-electric EV capabilities, it represents the ultimate urban car.

According to Kerry Roodt, General Manager of Marketing Communications, the new Yaris HSD marks a number of industry firsts: ?Toyota has taken its sophisticated HSD drivetrain and squeezed it into the popular Yaris, making it the smallest full hybrid in the world, not forgetting of course that it carries the most affordable price tag. With emissions of just 88g/km, it?s also officially South Africa?s lowest carbon emitter.?

?But, what makes the Yaris HSD truly impressive is that it?s a no-compromise package. The CVT transmission has been refined to provide a natural acceleration feel, boot space is not sacrificed due to the fact that the batteries are stowed underneath the rear seats and, like its Auris sibling, this is a hybrid that doesn't feel the need to shout its green credentials to every casual observer, a few fetching aesthetically-enhancing aerodynamics aside. To summarise then, the Yaris HSD is much more than just another new product, it represents a major step in the company?s full hybrid roll-out strategy,? concludes Roodt.

Aerodynamic Design

The Yaris Hybrid differentiates itself from the other Yaris derivatives with an exclusive, aerodynamically-efficient exterior design which instantly identifies it as the flagship of the Yaris model range.

It combines a new, more aggressive, frontal design treatment - the distinctive ?family? Toyota face is still there but with HSD detailing reinforced by hybrid-specific LED lights. Flanked by front aero corner treatments, the strong centre section of the lower bumper houses a larger, trapezoidal lower grille optimising engine bay cooling whilst emphasising the new hybrid?s ground-hugging stance and low centre of gravity.

A slimmer upper grille, elegantly sculpted to highlight the hybrid-blue Toyota badge and accented by slim headlights, emphasises the new hybrid?s bold, horizontal front styling. Exclusive to the Yaris Hybrid, the projector-type headlamp unit features standard chrome-plated ?eyebrows? lipped with an LED ?lightguide?, and LED Daytime Running Lights (DRL).

In profile, identified by hybrid badging and alloys (XS and XR), the new hybrid shares the stylish, cab-forward silhouette and long wheelbase profile of the standard Yaris. The exterior overall length is only 20 mm longer than the standard Yaris due to the revised front bumper design.

To the rear, the hybrid-blue badged tailgate incorporates a new, LED-type high mounted stop light, and clear lens combination lights incorporate a LED tail and stop lamp signature unique to the new Yaris Hybrid.

Sized to optimise hybrid powertrain cooling, both upper and lower front grilles have been carefully shaped to both smooth and maximise the intake of air into the engine bay. The profiles of the front bumper aero corners, bonnet, steeply raked A pillar, door mirrors, roofline, rear spoiler, rear bumper aero corners, the rear combination lamps and even the wheels have all been designed to maximise the Yaris Hybrid?s aerodynamic efficiency.

In addition, numerous underbody airflow rectification components have been adopted to create a flat surface, smoothing the flow of air under the new Yaris Hybrid. These include a front spoiler, a large engine undercover, and front, centre and rear deflectors. A rear undercover incorporates vertical fins which create a laminar flow effect to enhance ride stability. As a result, Toyota?s new full hybrid boasts a class-leading drag coefficient of just Cd 0.286.

Rounding off the new package are standard 15? alloy wheels, and a range of six body colours including a model-specific new ?Pearl White? execution. Toyota pioneered this Pearl White finish, which has required the introduction of a bespoke production process at the Toyota Motor Manufacturing France (TMMF) plant where the new hybrid is built. Reinforcing the Yaris Hybrid?s uniquely stylish and environmentally-conscientious design credentials, the new colour delivers a cool, high quality image (particularly in sunlight) when the soft, silken lustre of pearl is at its strongest.

The Yaris HSD is available in two trim grades ? mid-spec XS and high-grade XR ? both of which feature a generous list of standard kit. The only external differentiators between the two being the inclusion of front fog lights, privacy glass for the rear side windows and a rear spoiler for the flagship XR model.

On the safety front, the 5-star EuroNCAP rated Yaris gets ABS (with EBD and BAS) as well as Vehicle Stability Control (VSC). In XS guise, the Yaris comes standard with four airbags (driver, passenger and side airbag system) while the XR grade gets a total of seven thanks to the additional curtain shield and driver knee airbags.

Bespoke, Hybrid-Exclusive Interior

On board, Yaris Hybrid customers benefit from a driver-focused cockpit with hybrid-exclusive details and trim finishes.

Silver ring-trimmed, three dimensional instrument dials incorporate a hybrid system indicator and feature a combination of white and blue backlighting. The centre console-mounted ?Toyota Touch? system incorporates a hybrid energy monitor illuminated in blue as well as the dual zone air-conditioning.

The dashboard soft-touch pads and front door trims are finished in an exclusive, Ice Grey colour, and blue stitching trims the leather/cloth upholstery (XR only), steering wheel and hand brake. A unique gear lever to the hybrid derivative comes standard with blue finish on the gear knob. It goes without saying that both Yaris HSD models come with a well stocked larder of standard equipment.

Citigroup earnings: More bad news for investment bankers - The ...

FORTUNE -- Wall Streeters are probably happy to have the second quarter behind them. The question is whether the third will be any better.

More evidence for just how bad the investment banking business is emerged from Citigroup (C). Overall, the bank's profits, which Citi reported Monday morning, were better than expected. But nearly all of the good news came from the bank's traditional lending and payment processing businesses. When it came to investment banking, things continued to look bleak.

Both equity and bond trading fell around 40% in the second three months of the year, compared to the first quarter. Underwriting looked better. Fees from bond and stock offerings were only down 1% from the first three months for the year. But that's mostly because the first quarter was weak as well. Compared to a year ago, Citi's equity underwriting fees were down 40%. Debt underwriting fell 20%.

The money Citi made from trading the bank's own money was up from a year ago. But it's not clear how much of a positive that is. Most so-called principal transactions are likely to be banned under Dodd-Frank's Volcker rule, which hasn't gone into effect yet and is supposed to curtail the banks' ability to make risky trades. Nonetheless, Citi still generates significant revenue from principal transactions - $3.4 billion in the first half of the year alone, or 20% of its total institutional client business, which includes investment banking, along with some other businesses. How it will replace that revenue when Volcker is fully put into place in early 2014 is unclear.

One bright spot was Citi's mergers and acquisition advisory business. Revenue in that business nearly doubled in the second quarter from the first three months of the year, and was up slightly from the same period a year ago. But that business, just $200 million in revenue, is tiny relative to the rest of the bank, which generated over $18 billion in sales.

What's more, the division has seemed in transition. Earlier this year, Citigroup split the leadership of the unit, taking control away from Mark Shafir, who had been lured from the dying Lehman Brothers in 2008 to be Citi's sole head of M&A. But Citi may have already given the partnership of Paul Tague, the new co-head, and Shafir the boot. According to Bloomberg Businessweek, Ray McGuire has taken over leading the bank's M&A business. So it's not clear whether the jump in Citi's M&A business is the result of the old bosses or the new one, or whether it will continue. The bank declined to call me back to comment on who was currently running its M&A business.

On a conference call this morning with investors, Citi's Chief Financial Officer John Gerspach said layoffs were possible in its investment bank if markets remain choppy. Recruiters, though, say they have heard Citi has already started cutting junior bankers, and that the bank is preparing plans for a larger round of layoffs soon. One search executive said he had heard from a Citi recruit and recent college graduate who was let go one month after relocating to New York City.

Still, Gerspach downplayed the poor performance of Citi's investment bank. He said he and other executives at the bank were happy with how the division was doing. The reason, perhaps: while Citi's I-bank might be sinking, it's not falling faster than anyone else. In the first half of the year, Citi ranked as the seventh largest investment bank in terms of overall fees - the same place it had a year ago. Meaning investment banking is a Wall Street problem, not just a Citi one.

And while Citi still gets a good portion of its business from investment banking, it can somewhat hide those problems behind its large global banking operations, which do appear to be doing better. That's a luxury that Goldman Sachs (GS) and Morgan Stanley (MS), both of which report earnings later in the week, don't have.

Association of British Insurers expects flood claims to run into low hundreds of millions of pounds, the worst since 2007

British insurers face the worst bills for flood damage since 2007 this summer and are likely to pass increased costs on to their customers if the heavy rainfall persists.

The period from April to June was the wettest since records began, with double the average rain falling in June alone, according to the Met Office.

The Association of British Insurers expects the costs of home, commercial property and motor insurance claims to run into the ?low hundreds of millions of pounds?. A spokeswoman said: ?It doesn?t look as bad as 2007 but it?s too early to tell the cost, as the floodwaters haven?t receded in some areas. We won?t know for some months.?

In the summer of 2007 severe floods landed insurers with a ?2.5bn bill. Two years later they paid out ?175m after flooding in Cumbria.

Barrie Cornes, insurance analyst at Panmure Gordon, said home insurance premiums were already going up and could rise further if it got any wetter.

Households also face higher premiums under a scheme being discussed between the government and the industry that would ensure 200,000 homes in areas at high risk of flooding can still get cover. Any house that would normally incur a much higher premium because of flood risk would have the extra paid out of a levy on every home policy in the UK.

The current flood cover agreement between the government and insurers runs out in June 2013, and there are fears some households will not to be able to get insurance unless a new agreement is struck.

The insurers most affected by this summer?s washout include Aviva, which has a market share of about 12% and faces home insurance losses of between ?20m and ?40m in the first half of this year, according to Cornes. He estimates claims at ?8m-?15m for RSA, which has a market share of 7%, and ?5m-?12m for Legal & General, with a market share of 3%. On top of that, there will be claims for commercial property and motor insurance.

Cornes did not have estimates for Royal Bank of Scotland, the owner of Direct Line and Churchill, and Lloyds Banking Group, which control 15% and 13% of the home insurance market respectively. The likely losses are nowhere near the level where reinsurance protection kicks in, at ?250m for Aviva, ?100m for RSA and ?20m for L&G.

Cornes said: ?While these costs are relatively immaterial, given the wet start to July and the forecast of more to come, the second-half impact could be much worse although unlikely to be on the same scale as the floods in 2007. The worst of the rain/flooding occurred in the last three days of June, and the July downpours will have a progressively worse impact as the rain falls on already sodden ground.?

I told him i was going to buy a new one because i couldn't wait any longer for the new iMac due to budget issues---he said all you have to wait is till fall. I told him i was hoping for summer. He replied he has heard it will be a fall release for iMac...not summer. I asked him if that was he was actually told or just heard...he says its quite common knowledge that its a fall release--not a huge secret he said over there!
Could be total crap...i have no idea...just thought i would share it with you guys. My budget does not allow me to wait till fall.

The third thing you need to do is to listen carefully. Listening is very important in the development of your mind and your mental abilities. It makes you realize what is around you. It enhances your intuition and help you see even the slightest sound or movement.

The fourth thing you can do is to draw attention pay attention to details. Look around all the time. To realize what had happened. In people?s minds ? what they are doing, what they wear and how they act. Aware of the landscape ? trees, birds, water and wind. Aware of the inanimate objects ? benches, tables and lamps. Be as detailed as possible. You will see later that all you see is connected. The more you focus on the things in detail, the easier it is to a relationship between things.

The fifth thing you can do is record your dreams. Sometimes it is very difficult to have a dream that you had this evening to remember. Therefore it is important to follow your dreams are growing fast, once you get out of bed. Dreams are the subconscious, and they are usually the result of what we have seen that we remember or not. If you write your dreams, you will know more how your subconscious mind.

These are just some things you do to develop your mental activity. Can take months or even years before you actually become a stop, but patience and motivation to perform well.

While we'd love to see a brand new device -- perhaps based on the Adreno 320 GPU -- a plausible argument can also be made for the alternative. During Mobile World Congress, the company announced its flagship phone, the quad-core Tegra 3 Era, and the handset has been completely absent from the radar ever since. While the Era boasts only a 4.3-inch qHD display, it was said to arrive during the second half of this year -- might the stars simply be aligning with a bit of marketing fluff? Only time will reveal this gamer's true identity, but it seems we won't have long to wait.

Dropbox rewards early Pro members by stopping their bills

Just how loyal must you be to deserve Dropbox's latest slathering of free storage? Well, that's not exactly clear, but some early subscribers to the 25GB Pro option have been receiving emails congratulating them on having "a ton of cred" and telling them they'll "no longer receive a bill" for the rest of time -- unless of course they choose to upgrade to one of the doubled-up plans announced yesterday. Generous? Sure, but then again it wasn't exactly fair that folks were paying for 25GB when some non-premium members were swanning around with upwards of 50GB simply for buying a nice phone or uploading a few photos. So, consider it justice.

'The Expendables 2' Comic-Con Panel: The 9 Nuttiest Things That Happened

"The Expendables," a movie that you thought starred every action hero from 1980s, now has a sequel -- which actually does include every action star from the 1980s. Those action stars -- including Sylvester Stallone and Arnold Schwarzenegger -- took the stage in Hall H at Comic-Con on Thursday night to talk about their new film, "Expendables 2". Things got weird.

Here are nine nuttiest things that happened during the "The Expendables 2" Comic-Con panel.

Stallone's favorite Schwarzenegger movie is "Junior."

A fan in Hall H asked Stallone what his favorite Schwarzenegger movie was. Stallone, without hesitation, answered "Junior." This is funny because "Junior" is a bad movie. Before Arnold could retort, Stallone beat him to the punch and made his own "Stop Or My Mom WIll Shoot" joke.

Stallone wants to challenge the cast to a spelling bee.

After Schwarzenegger joked that Stallone was "his English teacher" when the former governor of California first moved to the United States, Stallone took it to another level, suggesting that the cast should participate in a spelling bee. (Personally, I would pay $125 for a ticket to this event.)

Schwarzenegger really does want to make a sequel to "Twins."

A twin brother tandem from the crowd asked Schwarzenegger about the "Twins" sequel, which was amusing. And, yes, Schwarzenegger really does want to make a sequel to "Twins" called -- if he gets his way -- "Triplets." (Eddie Murphy has been rumored to star with Schwarzenegger and Danny DeVito as the third brother.)

Don't ask for autographs when asking a question of Sylvester Stallone.

Given the opportunity to ask Sylvester Stallone anything, a self-proclaimed "lifelong fan" instead asked for an autograph. This is not allowed at Comic-Con, for good reasons -- that would be boring to watch -- and the fan's microphone was shut off. Stallone, being a good sport, said he'd do it anyway (though, he didn't look 100 percent pleased). Unfortunately for the fan, Comic-Con personnel went ahead and overrode Stallone.

Schwarzenegger has heard your lame impression before.

Another audience member directed a question to Schwarzenegger, only the entire question was done while performing a not-so-great Schwarzenegger impression. The best part about this was that Schwarzenegger's reaction could best be described as "benign"; that he's just so used to it, nothing phases him.

Stallone might actually believe he's killed other human beings.

Honestly, at least ten times Stallone made a reference to the fact that he's "killed thousands of guys," often comparing how many he's killed to Schwarzenegger's body count. By the end of the panel, I'm now convinced that Stallone thinks he actually killed all of those people. And, honestly, from an entertainment standpoint, this is probably a good thing.

Surprisingly, no one booed during Schwarzenegger's "action montage."

Not that anyone in Hall H is there to jeer the ex-governor about his fiscal policies, but during a montage of his "greatest hits,' a lengthy scene of Arnold as Mr. Freeze from "Batman & Robin" was included. Now, the crowd was having a good time with this montage, but once Mr. Freeze popped up, boy, everyone went silent. My best guess: We were five more seconds away from some light booing. (Sadly, in the same sort of montage done for Stallone, "The Party at Kitty and Stud's" was not included. C'mon, own it, Sly.)

These guys love to talk about muscles.

I mean, seriously, these guys love muscle talk. Schwarzenegger made it his mission to point out how much muscle mass Terry Crews has gained since they worked together on "The Sixth Day." When Schwarzenegger guessed that Crews had 6 percent body fat, Crews immediately interrupted to correct that number at, instead, 4 percent. At one point there was a discussion about oiling muscles that I will just go ahead and spare you from experiencing.

Jedi's love action movies.

A man dressed as a Jedi -- with an ignited lightsaber, naturally -- told the cast of "The Expendables 2" that they were "his heroes." I have nothing more to add to this, other than this was the very moment that I finally realized I was indeed at Comic-Con.

BELFAST, Northern Ireland (AP) ? Tens of thousands of Protestants from the Orange Order brotherhood marched from their lodges Thursday across Northern Ireland in an annual demonstration of strength that often drives sectarian feelings to the boiling point.

Hours before the start of the daylong marches, riot police clashed with Irish nationalist men and teens on the edge of Catholic west Belfast. They arrested eight suspected rioters and said several of their officers suffered minor injuries from hurled stones, bricks and bottles.

That trouble flared as Protestants gathered around hundreds of midnight bonfires that precede the Orange Order parades on the Twelfth, an official holiday in this British territory of 1.7 million. Reflecting the religious-political divide that scars Northern Ireland today, bonfire revelers sang anti-Catholic songs and cheered as Irish flags were tossed into the flames.

Police are braced for trouble Thursday night when Orangemen pass Ardoyne, an Irish nationalist district in north Belfast that has spawned riots for the past three Twelfths. Police in armored vehicles were deployed to the area in the morning.

Last year, 16 policemen were wounded during two nights of Ardoyne street clashes involving several hundred men and boys bombarding police lines with Molotov cocktails, wood planks and even stolen furniture. Rioting in the area was worse in 2010 and 2005.

This year a British government-appointed Parades Commission has tried to defuse the clash by ordering the area's Orangemen to pass Ardoyne three hours earlier than usual. The commission also authorized a parade by Ardoyne residents opposed to the Orangemen to happen 90 minutes later.

Police said they would enforce the new 4 p.m. (1500GMT) deadline for the Orangemen to pass Ardoyne, a cluster of red-brick terraced houses that has long been a power base for the outlawed Irish Republican Army. Protestant leaders initially decried the decree as logistically impossible but announced Wednesday night they had found a way to avoid conflict. They refused to say what their decision was, fueling Catholic unease.

"No one seems to be sure that their peaceful solution is. Their peaceful solution could actually be something that makes matters worse," said Dee Fennell, spokesman for the anti-Orange group planning a counterdemonstration, the Greater Ardoyne Residents Collective.

Gerry Adams, leader of the Irish nationalist Sinn Fein party, appealed to both sides to avoid street fights with the police, who typically flood the area in the hundreds to ensure that the two sides cannot get close to each other. He said the crux of the problem was the Orangemen's decades-old refusal to negotiate directly with anti-Orange groups from Catholic districts.

"The Orange (Order) should have their day, but the people in the host community have a right to be talked to," Adams said.

The July marches of Orangemen in suits, bowler hats and medallion-bedecked Orange vestments have stoked conflict with the Irish Catholic minority since the early 19th century. Their sectarian intent is brashly underscored by accompanying military-style ensembles of fife and drum called "kick the pope" bands.

The Twelfth officially commemorates King William of Orange's military victory on July 12, 1690, versus forces loyal to the deposed Catholic king of England, James II. Protestants consider that victory a key moment when Protestant rights in Ireland were secured. Many of the hand-painted banners carried by Orangemen depict William, sword held aloft triumphant on a white horse, alongside the central Orange symbol of a British crown atop an open Bible.

The day's mass demonstrations traditionally provoked fear and loathing among Catholics, demonstrating Orange power in what was once a Northern Ireland governed and policed overwhelmingly by its British Protestant majority.

Those days are long gone. Britain abolished the Protestant local government in 1972 during the worst year of bloodshed, and in 1998 formed the Parades Commission to impose police-enforced restrictions on Orange marches near Catholic areas. After initial violent resistance, Orangemen have grudgingly accepted most restrictions but still refuse to talk to the anti-Orange groups.

Commentators agree that the Orangemen's boycott on direct contact with the enemy appears anachronistic given that Northern Ireland since 2007 has had a unity government jointly led by Orangemen and Sinn Fein.

But the Ardoyne conflict also defies easy resolution because of the limits of Belfast's road network. The Orangemen are trying to walk back to their lodge, and Ardoyne lies to one side of the road that directly connects that lodge to downtown Belfast. The parade mostly passes Ardoyne's street-facing row of small shops, not homes, so it's inaccurate to say the parade travels through a Catholic area.

Since 2009 several hundred men and boys have rallied outside the Ardoyne shops, tried to block the parade, and fought nighttime battles with riot police.
